How We Work With Sellers and Buyers in Linden
We are a real estate agent working with sellers and buyers in Linden and across San Joaquin County. Before you sign anything, we put the scope of our work and every cost we can foresee on paper. That includes commission, escrow and title, transfer tax and reports. Then we explain each line.

Why we start with the paper, not the pitch
Most sellers we talk with ask the same first question: what will I actually walk away with? That number depends on more than the sale price. Commission, escrow fees, the owner's title insurance policy, county transfer tax, a wood-destroying pest inspection, credits negotiated after the buyer's inspection, and the payoff on any existing loan all come out of it. Our first conversation happens at our office or by phone or video. It ends with those items laid out in writing.
We write down the scope too. That covers which disclosures we will prepare with you, such as the Transfer Disclosure Statement and the natural hazard report. It also covers who orders inspections, how we will market the property, and which decisions are yours and which are ours. If something is not on that sheet, we do not add a charge for it later.
The same habit carries through the harder sales. An inherited house in probate may need court confirmation, or it may be sold under the Independent Administration of Estates Act. Each route changes the timing and the paperwork. A divorce sale needs both spouses, and often both attorneys, to see the same figures at the same time. Putting it in writing keeps everyone working from one page.
What you can expect on every sale
- 01
A net sheet before you commit
You see an estimated seller net sheet before you sign an agreement with us. It lists each expected cost and the assumption behind it. That way you can see what moves if the price or the closing date changes.
- 02
Commission in plain terms
Our commission, and how it is split, is written into the agreement in plain language. We point out optional costs, like a home warranty for the buyer, and you decide whether to offer them.
- 03
Revisions when the numbers change
A repair request after the buyer's inspection, a low appraisal or a new loan payoff figure can each shift your net. When that happens, we send a revised breakdown and explain the cause before you agree to anything.
- 04
Buyers get the same treatment
Through Home Buying Help, we lay out the costs a buyer carries before an offer goes in. Those range from the earnest money deposit to lender fees and the inspection.
Where we work
We are based in Linden and work with sellers and buyers in Lockeford, Morada, Lodi, Garden Acres, Country Club, Lincoln Village, Kennedy, August, Dogtown and Manteca. Meetings happen at our office or by phone and video, so a family settling an estate from out of state can review documents without driving in. Older ranch-style houses and rural parcels in the area often raise questions about wells, septic systems and permits for past additions. We flag those early so they show up in the disclosures, not late in escrow.
