House Selling in Linden, CA

We help you sell a house in Linden and the surrounding area through a regular market sale. Before you sign anything, you get the commission, the likely seller costs and an estimated net in writing, so the number at closing matches what we talked about.

A Market Sale, Explained Before It Starts

Most sellers lose money in a sale through costs they did not see coming: a repair credit after the inspection, a pest clearance, a title fee nobody mentioned. We list each of those on paper at the start, with the reason it exists and how likely it is to apply to your property.

We have been a licensed real estate broker since 2021. We meet at our office, or by phone and video, so you can go through the numbers without rearranging your week.

If the sale is part of an estate or a separation, our Inherited & Probate Houses and Divorce Home Sales pages cover the extra steps those involve.

What Our Selling Service Covers

Pricing from recent comparable sales
We pull closed sales of similar size, age and lot type nearby and adjust for differences like a newer roof or an older HVAC unit. You see the comparables we used, not just the final number.
Written seller net sheet
This breaks down the expected sale price, commission, escrow and title charges, county transfer tax, loan payoff and any likely credits. It is an estimate, and we update it in writing whenever an offer changes the math.
California disclosure packet
We walk you through the Transfer Disclosure Statement, the Natural Hazard Disclosure and the Seller Property Questionnaire. Around Linden that often means describing a private well and septic system accurately, since those draw buyer inspections.
Offer review and negotiation
We compare offers on more than price: loan type, appraisal and inspection contingency periods, and the requested closing date. A higher offer with a weak loan can net less than a cleaner one.
Escrow coordination to closing
We track contingency deadlines, the appraisal, the pest report and the loan conditions, and tell you what each one means before it lands.

Signs a Planned Market Sale Fits You

  • You have time for a normal escrow

A financed sale usually needs about a month or more after an offer is accepted. If that window works, a market sale tends to reach a wider pool of buyers.

  • You want to know your net first

If the question keeping you up is what you will actually walk away with, a written net sheet answers it before you commit to anything.

  • The house has known issues

An older roof, aging galvanized plumbing or a tired septic system does not stop a sale. It changes how we disclose it and how we price around it, and we explain both.

  • You have heard different numbers from different people

When estimates do not agree, the comparables behind them usually explain why. We show ours so you can judge them yourself.

How a Sale Runs With Us

  1. 1

First conversation by phone or video

We ask about the property, your loan payoff and your timing. Having worked as a real estate agent since 2015, we can usually tell you on that first call whether a market sale makes sense.

  2. 2

Pricing and net sheet in writing

We prepare the comparable sales and the seller net sheet, then go through each line with you. Nothing gets signed until the costs make sense to you.

  3. 3

    Disclosures and preparation

We complete the disclosure forms together and point out which small fixes are worth doing and which are not worth the money.

  4. 4

    Offers, contingencies and escrow

We review every offer side by side, negotiate terms, and track the inspection and appraisal deadlines through escrow so nothing lapses unnoticed.

What Moves the Cost of Selling

Your net is the sale price minus a set of costs, and most of those costs can be known or estimated early. We put each one in writing with a short note on why it applies. When something changes, such as a buyer asking for a repair credit, we send a revised figure before you agree to it.

Commission terms
Commission is negotiable and set in the agreement you sign with us. We write the rate and how it is split before you sign, so there is no later surprise.
Escrow, title and transfer tax
Escrow and title insurance charges scale with the sale price, and the county documentary transfer tax is based on it too. Who pays which fee is also negotiable in the purchase contract.
Inspection and pest findings
A wood-destroying pest report can list Section 1 items, active damage that lenders often require fixed, and Section 2 items that are conditions only. Buyers may ask for credits on either, and that affects your net.
Loan payoff and liens
Your mortgage payoff, any home equity line and any recorded liens show up on the preliminary title report. We read it early so a forgotten lien does not stall closing.

Questions About Selling With Us

Something not covered here? (209) 395-0737

Will I know what I am paying you before I sign?

Yes. The commission rate and how it is calculated are written into the agreement and shown on your net sheet. We go through it line by line before you sign anything.

Do I have to fix everything before the house goes on the market?

No. Some repairs return more than they cost, like fixing an active roof leak, and many do not. We tell you which items buyers and lenders are likely to flag and let you decide.

How long does a typical sale take?

Time to an accepted offer depends on price and condition. After acceptance, a financed escrow commonly runs around 30 to 45 days, with inspection and loan contingencies running inside that window.

Can we meet without you coming to the property first?

Yes. We can start by phone or video, or at our office. We will still want to see the property before settling on a price, because condition changes which comparables apply.

What if I am selling because of a divorce?

We are a Certified Divorce Real Estate Expert, and our Divorce Home Sales page covers how we handle two sellers, court orders and keeping communication even between both parties.
